How we work

Three simple steps from enrollment to ongoing awareness.
Enroll your Myrtle Beach property for home watch

1. Enroll your property

Tell us about the home, access preferences, and how often you want visits while you are away.

Scheduled home watch visit at a coastal property

2. Scheduled home watch visits

We check the property against an agreed checklist — interior and/or exterior as scoped — and document what we find.

3. Report & owner decision

You get a plain report when everything is nominal — and photos when something changed or looks wrong. If attention is needed, we help initiate remediation with you.

Why us

Someone has to secure the property while you are gone. That someone should report — not guess.

Eyes on vacant property

Scheduled interior and exterior checks so an empty house does not become an open invitation.

We report immediately

If we see forced entry, unlocked doors, unauthorized activity, or anything out of baseline — you hear about it right away.

Local Grand Strand

Horry and Georgetown focus — Myrtle Beach, North Myrtle, Surfside, Pawleys, and nearby communities.

You stay in control

Home watch, not property management. We document, notify, and help initiate remediation with your approval.

The reality of needing a home watch

Vacant-property crime and fraud are rising. Hoping the house is fine is not a security plan.

As a property owner, you need someone securing the home while you are away. Grand Strand Home Watch is that presence — and if we see something, we report it immediately.

Deed, title & mortgage fraud

Fraudsters target empty homes — forged deeds, title schemes, and mortgage fraud thrive when nobody is watching. Regular visits create a documented presence.

Squatters & threats

Unauthorized occupants and hostile situations escalate fast when a house sits dark for months. Early detection matters.

Fake rents & building hijacking

Scammers list vacant homes, collect “rent,” or take over buildings. A scheduled watch catches activity that should not be there.

Tampering & forced entry

Broken locks, pried doors, cut screens, utilities messed with — we look for it and document what we find.

Doors unlocked & odd baselines

Unlocked doors, moved furniture, lights on that should be off, anything that breaks the property’s normal baseline — funny business gets flagged.

What we do about it

Watch. Document. Notify you immediately. Help initiate next steps with your approval — we are home watch, not law enforcement or a title company.

FAQ

Is this property management?
Grand Strand Home Watch is a home watch / monitoring service focused on visits and reports. Full details are on our disclaimers page.
What happens if you find a problem?
We document the issue in your visit report and help initiate next steps with you — recommendations and coordination as scoped. You approve remediation decisions.
Do you need keys or codes?
Access is agreed per property (lockbox, codes, exterior-only packages). Final policy is confirmed during onboarding.
Can I pause when I return for the season?
Yes. Subscriptions can pause when you return for the season—ask when you enroll so we match your travel calendar.
I already left — can you still check once?
Yes. One-off visits start at $100+ and use the same checklist and digital report — no subscription required. Ideal when you are already on the road and want eyes on the house, or only need a single check-in. You can always move into a weekly, biweekly, or monthly plan later. See pricing.
Can I book just one visit?
Yes — same as above. One-offs are a core offering alongside subscriptions. Request a one-off visit.
Why do vacant Grand Strand homes need a home watch?
Empty second homes are soft targets. Risks include unauthorized occupancy and squatters, fake leases, building hijacking, forced entry, and deed or title fraud schemes that thrive when nobody is checking. Regular visits create a paper trail and eyes on the property so problems are caught early. See The reality of needing a home watch.
Will every visit include photos?
By default we send a plain report when everything is nominal, and take photos when something changed from the baseline, failed a check, or looks like trouble. You can request photos on every visit if you prefer.
